Purchase and Sale of Real Estate
It is a contract by which a person called the “seller” transfers ownership of an item or right to another person called the “buyer,” who agrees to pay a specific price in money for it.
REQUIREMENTS FOR THE PURCHASE AND SALE OF REAL ESTATE:
REGARDING THE PARTIES:
Individual Persons:
- Valid official identification containing photograph, signature, and, if applicable, address
- CURP (Unique Population Registry Code)
- Updated Tax Status Certificate (no older than 3 months)
- Birth Certificate
- Marriage Certificate (if applicable)
General Information:
- Full name and general information of the parties involved
- Marital status
- Occupation or profession
- Date and place of birth
- Current address
- Email address
- Telephone number
- If acting by proxy, original or certified copy of the power of attorney
Legal Entities (Corporations):
- Certified copy of the company’s Articles of Incorporation, including registration data from the Public Registry of Commerce
- Certified copies of any subsequent shareholders’ meeting minutes containing amendments to the bylaws, duly registered with the Public Registry of Commerce
- Certified copy of the deed containing the power of attorney of the company’s legal representative
- Updated Tax Status Certificate (no older than 3 months)
- Proof of address (utility bills or bank statements no older than 3 months, or a current lease agreement registered with the tax authority)
Company Address, including:

Regarding the Attorney-in-Fact:

REGARDING THE PROPERTY:
- Property deed(s) duly registered in the Public Registry of Property
- If the deed only covers the land lot and constructions were built later, additionally provide building permits, alignment and official numbering certificates, and notice of completion of construction
- If it is the primary residence of an individual and is to be exempt from income tax, one of the following documents must be provided for exemption purposes:
- Voter ID issued by IFE or INE
- Recent utility bills for electricity or landline telephone services
- Bank statements or statements from institutions of the financial system
- Statements issued by commercial stores (Liverpool, Sears, etc.)
- Such documents must be the most recent and in the name of the seller, their spouse, ascendants, or descendants in a direct line
- In all cases, the address on the bills must match the property being sold
- Regulations (if the property is part of a condominium or subdivision that requires maintenance fees)
- Regime (if the property is part of a condominium or subdivision that requires maintenance fees)
- Letter confirming no outstanding maintenance fees (if applicable)
- CFDI (Digital Tax Receipt) if the acquisition deed dates from 2014 onward
- Current property tax payment receipt
- If applicable, current receipts for utility payments (electricity and water)
